Request Offer: Our Simple Process
Request your offer below or call us at +1 (800) 643-4701 to get started.
Receive your written offer within 48 hours.
If you decide to move forward we will officially go “under contract” and set up a closing date.
We may have to visit the property prior to closing for estimates, investor walk through, etc. We will not request any repairs. We buy properties “as is”.
On the closing date you can choose to sign in person or remotely in front of a notary. We will coordinate getting the keys. You can receive your funds either by certified check or wire transfer.
The process starts with a simple phone call or online form submission. One of our team members will then contact you to collect some basic information about the property you want to sell and provide you with an initial offer range. This allows you to quickly determine if our offer is something you would be interested in accepting before investing any more of your time.
If you decide to move forward, we will schedule a time for an in-person property visit to collect additional information. These visits typically take between 15-20 minutes, and at this point, we will provide you with a no-obligation offer price.
Upon acceptance of the offer, we will open a file with a local real estate closing attorney, and set up a closing date. We may need to visit the property again prior to closing, but we will provide adequate notice if that is the case. We strive to minimize the number of property visits by doing as much as possible during the initial visit.
At closing, you have the option to sign in-person at the closing attorney’s office or remotely in front of a mobile notary. You can choose to receive your proceeds via certified check or wire transfer. We will coordinate the transfer of utilities and you can leave the key at the property, the closing attorney’s office, or drop it in the mail.
Selling with Emerald is designed to be as easy as possible, and we strive to make the process as stress-free as we can. We value referrals and would appreciate a 5-star review of your experience working with us.
Selling to an Investor VS Listing with a Real Estate Agent
There are several benefits of selling to a real estate investor instead of listing on the market:
Speed of Sale: Selling to a real estate investor can be much faster than listing on the market, as there is less paperwork and fewer contingencies to deal with.
As-Is Sale: Real estate investors typically buy properties "as-is", meaning they do not require any repairs or renovations to be made before closing. This can save the seller time and money.
Flexibility: Real estate investors can offer flexible closing dates and terms, which can be beneficial for sellers who need to move quickly or have unique circumstances.
No Commissions: When selling to a real estate investor, the seller does not have to pay commissions to real estate agents.
Privacy: Selling to a real estate investor can provide more privacy than listing on the market. It is not necessary for the seller to disclose personal information or show the property to strangers.
Avoid Foreclosure: If a seller is facing foreclosure, selling to a real estate investor can be a way to avoid it and get cash quickly.
It's important to note that selling to a real estate investor usually results in a lower sale price than listing on the market, as the investor will want to make a profit when they resell the property. So, it's essential to carefully evaluate the pros and cons of each option and see which one is more suitable for the seller's needs.
